Add and configure rooms, room types, and amenities for each property.

Room Management

Rooms are the core unit of a Basefloor property. This guide covers how to add rooms, define types, set pricing, and manage their availability.

Room Types

Before adding individual rooms, it helps to define Room Types — categories that group rooms with similar characteristics.

Common room types:

  • Standard Room
  • Deluxe Room
  • Junior Suite
  • Executive Suite
  • Family Room
  • Penthouse

Room types let you apply consistent pricing and amenity sets across all rooms of that type.

Adding a Room

  1. Select your property from the Properties list
  2. Go to the Rooms tab
  3. Click Add Room
  4. Fill in the details:
    • Room Number / Name — e.g., 101, Garden View A
    • Room Type — select from your defined types
    • Floor — useful for organizing multi-storey properties
    • Capacity — maximum number of guests
    • Base Rate (per night) — the default nightly rate
  5. Toggle any applicable Per-Room Amenities (see below)
  6. Click Save

Room Amenities

Amenities are features available in or for a specific room. Basefloor comes with a standard list of amenities you can enable per room:

Amenities configured at the property level (e.g., gym, pool) are separate from per-room amenities.

Room Status

Every room has a real-time status that your staff can update:

ReservedConfirmed booking, guest not yet arrived

Housekeeping staff can update room status directly from the Basefloor mobile interface.

Editing and Deactivating Rooms

To edit a room, click on it from the Rooms list and update any field. Changes to the base rate only affect future bookings, not confirmed ones.

To temporarily take a room offline (e.g., for renovations), set its status to Maintenance. This removes it from the availability calendar and prevents new bookings.

Bulk Room Import

If you are setting up a large property, you can import rooms in bulk using a CSV file. The required columns are:

room_number, room_type, floor, capacity, base_rate

Go to Rooms → Import Rooms and upload your file. Review the preview before confirming.
